There used to be a bit more privacy in this apartment, but Mrs. Parker implemented a rule that Peter must never have his door closed whenever Ned comes over. It sounds scandalous, but Ned eventually figured out it's just because Mrs. Parker suspected they were up to something dangerous even before the accidental Spider-Man reveal.
Though, now that the secret's out in the open, Ned doesn't understand why they still can't be trusted alone together. Mrs. Parker knows exactly what's going on and what they're talking about, so what's with the watchful eye?

“Ned, you need to calm down, you are making a scene,” she bites at him.
“I’m sorry,” he says, voice dripping with all the sarcasm he learned from his sisters growing up, trying to pretend like he can’t also hear his own voice wobbling this badly, “Am I embarrassing you in Applebee’s right now?”
“I mean, a little,” MJ throws back anyway; never one to back down.
“MJ,” Peter squeaks, voice going high.

Ned hated when Peter went out on Avenger type missions. He couldn't check on Peter, and it required Peter to leave his phone behind. So, with nervous fingers, Ned typed back (under the name Ned In The Chair):
Okay dude, just be careful. I'll miss you, and I'll take notes... just be safe, or else MJ and May will be the least of your worries when you get back. Come back alive.Or;
Ned Leeds is worried about Peter, who has gone silent while on an mission. Oh, and there's a school trip too.

MJ glares at him, causing Ned to sigh. “Okay, while there really is time for her to change her mind fo- okay MJ! For god’s sake, no, okay?” Ned gives up, his shoulders dropping. “She -and I’m quoting- wants her baby boy to celebrate his birthday only with his family, like the old days.”
While annoyed, MJ and Peter can’t contain their snorts, resulting in Ned punching their shoulders lightly.
“Maybe next time man.” says Peter, causing Ned to sigh once more.

Ned lifts his head.
“He was your best friend,” she says. Is, Ned corrects in his head. Not was, is. “I can’t even begin to imagine how you’re feeling right now. But we, all of us here, will continue to try our best to figure out what happened. We’ll try to bring him back.”
Ned nods numbly, and steps forward into the open elevator doors. He fiddles with the cuffs of his hoodie, and all of a sudden realises this was the one Peter always stole from him.
He didn’t think it was possible, but in that moment, his heart breaks even more.
